Performs a variety of general, mechanical, central plant, electrical repairs, preventive maintenance, construction and remodeling, as well as servicing equipment and facilities as installed in large buildings, hospitals, hotels, etc;
Works as a team to solve problems and satisfy the customer needs. Job Specific Responsibilities: Repairs, maintains, and installs plumbing and mechanical equipment including, but not limited to, film processors, urinals, water closets, lavatories, air compressors, HVAC systems, refrigeration systems, and other related type of equipment and systems. Carries out specific preventive maintenance programs as directed by the Director or Supervisor. Assures that all preventive maintenance is fully documented and that records are accurate and updated on a timely basis. Installs and tests new equipment. Assists other trades personnel as needed in handling materials on major repair or installation projects. Performs electrical safety checks of hospital equipment, e.g. beds, electrical receptacles, electrical appliances and patient owned appliances. Assures that all electrical tests are fully documented and that records are updated. Maintains established hospital and department policies and procedures, objectives, quality assurance, environmental and infection control; ensures compliance with codes and requirements of accreditation and regulatory agencies. Maintains all required records, reports, statistics, etc. Follows tool check-out, and parts/inventory procedures. Installs water and steam lines. Installs electrical services. Rehangs sinks and stools and other plumbing fixtures. Performs repairs and maintenance on all Kitchen equipment. Performs repairs and maintenance on steam sterilizers. Repairs, maintains, and installs nurse call equipment. Performs preventive maintenance on all assigned equipment. Performs elevator rescue. Performs repair work tickets as assigned. Creates tickets for items identified as needing repair. Schedules work with other departments as required. Performs a variety of general remodel, repair, overhaul and construction duties in the Health Center. Carries out tasks with capabilities involving a variety of construction and remodeling projects. Monitors and inspects work to insure compliance with codes and regulations. Reviews work orders, priority status, and designated time schedules. Sketches plans and/or reads and interprets blueprints and specifications; estimates time, material and cost requirements. Requisitions/orders materials and other supplies and equipment required for remodeling and construction projects. Prepares materials for installation, replacement or repair of remodeling and construction projects. Builds, repairs, and installs as directed within the capabilities of the trade. REQUIREMENTS:Must be available to work various shifts, call and /or additional duties as required to insure the proper operation of the facility. Education/Training:High School DiplomaSkills & Experience (with minimum requirements indicated as appropriate) 3 years experience in building related maintenance. This type of maintenance is related to plumbing, HVAC, food service equipment, boiler room equipment, Chillers, Building and other building type related maintenance. 3 years experience in a position which requires troubleshooting building related equipment and systems. Knowledge of how to trouble shoot systems and equipment. 2 years construction experience relevant to the primary (essential) responsibilities defined or implied in this job description. *Note: The building related maintenance experience, the trouble shooting experience, and the construction experience can be concurrent. 2 years hospital related experience is preferred. Demonstrated ability to read and understand schematic diagrams and blue prints of all types. This includes electrical, mechanical, architectural, and process type drawings. Demonstrated ability to read and understand maintenance and operating manuals. Working knowledge and understanding of system components, system operations, how components and systems function together, and building related equipment that needs to be maintained. Good mechanical and electrical knowledge. Knowledge of State, County and City Codes Knowledge of JCAHO requirements preferred. Knowledge of OSHA requirements preferred.Licensure/CertificationAny of the following or combination of qualification and or certification will be acceptable. Qualifications Required Job Qualifications include: High School or GED. Completion of related trade school program preferred. Minimum 1 year of maintenance experience. Maintenance in a hospital setting preferred. Customer service abilities including effective listening skills. Critical thinking skills, decisive judgment and the ability to work with minimal supervision in a fast paced environment. Ability to perform work that requires frequent standing, bending, reaching, squatting, kneeling, moving, lifting of patients and/or equipment up to 50 lbs.
